How OBOS used Plaace to find the perfect tenant for Holmlia Center
OBOS Eiendom is one of Norway’s largest property managers, managing a wide range of commercial properties in Oslo, Trondheim, Stavanger, and Bergen. They administer around 231,000 square meters of property, including shopping centers in locations such as Holmlia, Lambertseter, Tveita, Manglerud, Sandaker, and Oppsal.
Challenge
The management team at Holmlia Senter wants to launch a new restaurant concept that the local community will appreciate. The goal is to increase foot traffic to the center and ensure that the concept is economically sustainable over time.
To make a well-informed decision about which new concepts to establish at the center, the management team wanted to conduct thorough market research to better understand the local area and the types of food and experiences that appeal to the residents of Holmlia.
Solution
OBOS Eiendom chose to use Plaace and area insights to identify the best restaurant concept for Holmlia Senter.

Methodology
OBOS Eiendom began by evaluating the demographics and competitive landscape in Holmlia, followed by an analysis of similar areas. Finally, they analyzed comparable shopping centers in other parts of the country of similar size.

They assessed the population composition and existing restaurants to map out competition and opportunities.

Analysis of Similar Areas
OBOS studied similar areas, both in Oslo and other parts of Norway, to better understand which restaurant concepts work well there.
They gained insights into the most successful concepts based on revenue and popularity.

Comparison with Similar Shopping Centers

Findings
The analysis showed that restaurants offering simple food and quick service, such as burgers, kebabs, and pizza, were the most popular in these areas. Takeaway concepts with fast food were the most favored at comparable shopping centers.
Based on insights from Plaace, OBOS decided to go with the burger restaurant Jønk.

Conclusion
By using Plaace, OBOS was able to identify the perfect tenant for Holmlia Senter. Through a thorough analysis of demographics, competition, and comparable areas and centers, they found a solution that meets the needs of the local community and has a high likelihood of long-term success.
